For Pakistanis in the UK

Pakistan property lawyer for owners living in the United Kingdom.

For British Pakistanis whose house, plot, shop or land in Pakistan is held by a relative, a tenant or a qabza group, or has been transferred on a forged document — and who cannot take months off work to fight it in person.

Short answer. An owner living in the UK can usually recover occupied property in Punjab without flying home. A Lahore advocate files under a special power of attorney signed in the UK — in Punjab’s special court for overseas Pakistanis’ property, under the Illegal Dispossession Act, 2005, or by civil suit for possession and cancellation. Property in Mirpur, Kotli or Bhimber is different: Azad Jammu & Kashmir has its own courts and revenue records.

Three things that change a UK owner’s case.

Mirpur, Kotli and Bhimber are not Punjab

A large share of British Pakistani property sits in Azad Jammu & Kashmir. Punjab’s 2025 special courts are a Punjab law; land in AJK goes to AJK’s own courts and revenue offices. Tell us the district in your first message — it decides the forum, the record office and the timetable.

Proof that you live in the UK

The special courts exist for overseas Pakistanis, so the file needs proof of residence abroad: passport pages, NICOP, and something showing your UK address. Gather it before filing, not after the other side disputes it.

Sign the power of attorney in your own city

There are consulates in Birmingham, Bradford, Manchester and Glasgow as well as the High Commission in London, and NADRA’s online system needs no visit at all. A UK notary plus FCDO apostille also works. One special document, for this property only.

How the file runs from the United Kingdom.

You stay where you are. We appear in Lahore on your power of attorney; a court can still ask for you by video link at a particular stage.

01

Send the paper trail on WhatsApp

Registry deed, fard, mutation, society allotment or transfer letter, your CNIC, NICOP or POC, and any power of attorney you have ever signed. Photos are enough to start.

02

We check the record first

We pull the current fard or Arazi Record Centre print and the society or development authority file. If the record has already been changed, the case and the court are different.

03

One special power of attorney, signed in the UK

Drafted for this property and this case only. Signed through NADRA online, the High Commission in London or a consulate, or a UK notary plus FCDO apostille.

04

Freeze, then file

Legal notice, a request to the registrar or society to note the dispute, and an injunction application to stop onward transfers — then the complaint or suit in the right forum.

A typical UK file.

A nurse in Birmingham owns a 10-marla house in a Lahore housing society. Her cousin was meant to keep an eye on it; she finds out from a neighbour that he has let it to a tenant and is collecting the rent himself.

She signs a special power of attorney through NADRA’s online system, naming the house and this dispute only. We pull the society file to confirm the transfer record is untouched, send a legal notice to the cousin and the tenant, and ask the society to note the dispute so nothing moves on the file. With the record clean and the occupation clear, the case goes to the special court rather than an ordinary civil suit. She follows hearings by WhatsApp summary before her shift starts.

Illustrative example, not a client file. Timelines depend on the court, the district and the other side.

Document route from the United Kingdom.

The single most expensive mistake overseas clients make is paying for the wrong signing route.

  • Notary plus apostille. Sign before a UK notary, then an apostille from the FCDO Legalisation Office. The Apostille Convention operates between the United Kingdom and Pakistan, so no further attestation by a Pakistani mission is legally needed — though some registrars still prefer a mission-attested document, and we check first.
  • NADRA online power of attorney. For CNIC, NICOP and POC holders at poa.nadra.gov.pk: biometrics for you and two witnesses, online payment, and an online interview with the mission you select. No visit.
  • In person at a mission. The Pakistan High Commission in London, or the consulates in Birmingham, Bradford, Manchester and Glasgow. The route for anyone with no Pakistani identity document who does not want the notary route.
  • Documents issued in the UK — a death certificate, a decree, a deed poll — are apostilled by the FCDO Legalisation Office before use in Pakistan.

What we will ask for

  • Proof of title: registered sale deed, gift deed or inheritance mutation; for society plots, the allotment or transfer letter and file number.
  • Current fard or Arazi Record Centre print if you have one — we can obtain it.
  • Your CNIC, NICOP or POC, and passport pages showing you live in the United Kingdom.
  • Every power of attorney you have signed for the property, and any revocation.
  • Recent photos or video of the property and the names of the occupiers, if known.

Time difference with Lahore.

  • Lahore is 4 hours ahead of the UK in summer (BST) and 5 hours ahead in winter (GMT). Pakistan does not change its clocks.
  • A 10:00 AM hearing in Lahore is 5:00 AM in London in winter and 6:00 AM in summer, so the day’s update is usually with you before UK lunchtime.
  • The easiest window for a call is your morning: 9:00–11:00 AM in London is 2:00–4:00 PM in Lahore in winter, 1:00–3:00 PM in summer.
  • WhatsApp is read Monday to Saturday, 9:00 AM to 6:00 PM Pakistan time. Fees are quoted in writing before any work starts.

Questions from the UK.

Do I have to come back from the UK to file a property case in Pakistan?

Usually not. With a power of attorney signed through NADRA online, at the Pakistan High Commission or a consulate, or before a UK notary with an FCDO apostille, a Lahore advocate files and appears for you. The court can still require your personal attendance or evidence by video link at a particular stage.

My land is in Mirpur. Can the Punjab special court hear it?

No. Punjab’s special courts for overseas Pakistanis’ property were created by a Punjab law and sit in Punjab districts. Property in Azad Jammu & Kashmir is dealt with by AJK’s own courts and revenue offices, so the case is filed there.

Someone sold my plot using a forged power of attorney while I was in the UK. Can it be undone?

Yes, if the forgery is proved. The civil route is a suit for declaration and cancellation of the forged instruments with an injunction against onward sale, alongside a criminal complaint for forgery and cheating. Move quickly: each onward sale to a buyer claiming good faith makes recovery harder.

Is a solicitor in England able to handle my Pakistani property case?

A UK solicitor can advise you on UK law, but the case itself has to be filed and argued in a Pakistani court by a Pakistani advocate. We handle the Pakistani side only, and work alongside your UK adviser where a UK question arises.
